The “swap rate” is the rate at which lending institutions lend to each other. i.e. a mortgage lender may “buy in” a tranche of money from the market to make available to people as a fixed rate mortgage deal. The rate at which they buy this money in is to some extent determined by the “swap rate”. The swap rate is effected by standard factors such as supply and demand, and also by the expectation of future interest rate movements. For instance, at the time of writing swap rates are priced at quite some margin above base rate, in response to the expectation of upcoming interest rate hikes.

Broadly speaking there are 2 types of fixed rate mortgage products :

1) “Short Term” eg. 1, 2 or 3 year fixed.

2) “Long Term” eg. 5, 10, 15 and 25 year fixed.

In general, longer term fixed rate mortgage products tend to be priced higher – but of course you do not then have to review your mortgage for a longer period of time, so avoid lender fees that are often involved in the remortgage or internal product transfer process. So even though they may be priced higher, a longer term fixed rate mortgage may still be the most suitable option for you.

As fixed mortgages often involve an Early Repayment Charge (tie-in) during the fixed rate period, you should only fix your mortgage for a period of time that you feel you can foresee. i.e. if you think you may wish to move home within the next 3 years, it may not be advisable to take out a 5 year fixed rate mortgage.
